Selling a Home in Legacy, Calgary

Selling a home involves more than choosing a list price. This guide helps Legacy homeowners organise the decisions that come before the listing: what to prepare, how to compare homes and how to plan a move.

Your first step: a one-page selling plan

  • Timing: write down your ideal moving date and the latest date that would still work.
  • Preparation: set a spending limit and list work you already know the home needs.
  • Access: decide when showings can realistically happen around work, children and pets.
  • Next home: note whether you need to sell before buying, and which questions to take to your lender.

You can make this list before meeting anyone. It gives you a way to judge whether a proposed selling plan fits your household.

Start with the move you want to make

Before choosing a launch date, write down what needs to happen next. Are you moving to a larger home, downsizing or leaving Calgary? Is your timing flexible, or do you need to coordinate another purchase?

Bring those priorities to your first conversation with Max. A useful selling plan should account for your preferred possession date, your preparation time and the practical limits of living in the home while it is listed. It should not depend on a promised sale date.

Compare your home with the right alternatives

A Calgary-wide average is a starting point for understanding the broader market, not an asking price for an individual Legacy home. A detached house, a townhome and a condo can attract different buyers and require different comparisons.

Review comparable sales alongside homes currently competing for attention. Look at property type, size, layout, condition, parking and lot characteristics. Then ask what makes each comparison stronger or weaker. An active asking price tells you what a seller hopes to receive; it is not a completed sale.

Our home evaluation guide explains what to bring and what the consultation covers.

Set a preparation budget before you spend

Make three lists: things that need attention, simple presentation improvements, and larger projects that can wait for a pricing discussion. Cleaning, clearing surfaces and replacing failed light bulbs are different decisions from renovating a kitchen.

Walk through the home with Max before committing to expensive work. The question is whether a project helps the home compete with the alternatives buyers will see—not whether every room can be made new. See the preparation checklist for a practical order of work.

Plan the launch and the showing routine

Agree on the work needed before photography, how the home will be presented and when it will be ready for visitors. Decide how to handle pets, work-from-home hours and reasonable showing notice.

Once listed, discuss buyer feedback and competing inventory with Max. If the response is weaker than expected, review price, presentation and access together rather than assuming one explanation.

Keep the full move in view

Ask for an outline of likely selling and moving costs for your situation, including the services you agree to, legal work and any lender charges that may apply. Confirm lender-specific amounts with your lender and legal questions with your lawyer.

An offer is more than its headline price. Conditions, included items and possession timing also need careful review with your REALTOR®. Keep your next-home plans in that discussion.

Questions worth bringing to Max

  • Which Legacy homes are the closest comparisons to mine, and why?
  • What should I finish before photos, and what would you leave alone?
  • How will we review feedback once the home is listed?
  • How can we plan showings around my household?
