How to judge the recommendation
Ask to see the properties behind the number, not just the number itself.
- Which completed sales are the closest match, and how recent are they?
- What makes my home different from each comparison?
- Which active listings would a buyer also consider?
- What evidence would make us revisit the asking price?
For example, two detached homes with similar floor area may still differ in garage space, basement finish, lot position and condition. A useful explanation identifies those differences without assuming every upgrade adds back its full cost.
What happens during the consultation?
You and Max walk through the home and discuss its layout, condition and features. This is also a chance to explain what has changed since you bought it and what you want from your next move.
The conversation connects your home with relevant market evidence. You can ask how comparable properties were selected, where your home differs and how those differences affect the recommended asking price. You will also discuss preparation and marketing priorities.
What informs a recommended asking price?
- Comparable sales: completed sales of reasonably similar properties, considered in context.
- Current competition: other homes a buyer may compare with yours.
- The property itself: type, size, layout, condition, parking and outdoor space.
- Market conditions: how recent the evidence is and what alternatives buyers have now.
Your moving deadline helps shape the selling strategy; it does not by itself make the property worth more. For a Legacy home, the comparison needs to be more specific than a single number for all of Calgary. Where close comparisons are limited, ask Max to explain the uncertainty rather than treat a precise-looking figure as a guarantee.
What should you have ready?
You do not need to stage your home for the first visit. A short list of renovations, approximate dates and known repairs is useful. Have any available floor plans or measurements ready, and mention features that may not be obvious during a walkthrough.
If applicable, note condo fees and what they include. Explain any timing needs and questions about preparing the property. You do not need to upload financial or identity documents to the request form.
How is this different from an online estimate?
An online estimate may not reflect an interior renovation, deferred maintenance or the way a particular layout works. A visit makes it possible to discuss those details and the comparisons behind the recommendation.
A recommended asking price is a proposed listing strategy. It is not a guaranteed sale price, and the consultation is not a formal appraisal. If you need an appraisal for a lender or another specific purpose, confirm the required service with the organisation requesting it.
